2026 Fall Conference Research · Indiana Association of REALTORS®
Indiana’s housing shortage isn’t just a deficit of units. It’s a mismatch between the homes we build and the households we’re adding.
Households with one or two people account for 76% of the state’s growth, but starter homes under $250,000 have dropped from 32% of new construction sales to just 5%. This project looks at who Indiana is adding, what we’re building, and how local zoning and development standards shape the gap between the two.
Data: U.S. Census and ACS estimates, IAR MLS data, Indiana Gateway sales disclosures. Source: Indiana Association of REALTORS®.
