In this piece, we find areas with sale-to-list-price ratios close to 100%, and we also show an example of our newest map feature: filters.
Across the state, sellers in the last three weeks have received about 94% of their original asking price. But in some ZIP Codes, sellers receive close to the full asking price.
However, percent of list price is only trustworthy if there is a large enough sample of sales. We built a new map feature to filter ZIP Codes, counties, and townships by an indicator like sales. In this map, we are only seeing ZIP Codes with at least three sales per week in the last three weeks. This small number of sales is at least enough to weed out extreme values or one-off sales.
In 46373 (near St. John), buyers are paying 99.5% of asking price to start the year. The median sale price in the first four weeks of the year is an average $581,000, much higher than the statewide average or nearby areas.
Just to the west, sellers in 46311 receive 99% of their asking price. The median sale price in the last three weeks is up 16% compared to the six-week trend.
In the southwest corner of the state, 47620 has one of the highest sale-to-list-price ratios: 99%. In the prior six weeks, they were buying only 97% of asking price. At the same time, prices are relatively affordable here. The median sale price over the last four weeks is $210,000, lower than the state median.
