These three counties are bucking the November sales slowdown

These three counties posted the fastest sales growth among small, medium, and large counties.

Though most counties fell behind their November 2024 sales number, and sales were down 5% statewide, these counties have shown strong conditions all year.

Franklin County

Small County (fewer than 20 sales per month)

Among small counties, Franklin County had the strongest sales growth. Its seasonal dip hasn’t been as dramatic as last year.

For small counties, we looked at three-month totals to reduce noise.

Jefferson County

Medium County (20-69 sales per month)

Among medium counties, Jefferson (home to Madison, Indiana) posted the strongest growth.

Sales actually jumped 16% from October to November, and are up 18% year-to-date. Meanwhile, sellers prices are still strong: sellers are getting 96.3% of asking price compared to 95.8% last year.

Hancock County

Large County (70+ sales per month)

Hancock had the biggest growth for large counties. The county posted positive growth all year, and year-to-date sales are up 16%.

This is driven by properties in the $350K-$499K range, where sales have grown an astounding 54% in the past 12 months.
