Last year, Indiana’s housing market kicked off with a bang: over 3,000 homes went under contract in the first two weeks as buyers rushed in, anticipating a competitive spring and falling interest rates.

This year, the market is following a more typical seasonal trend. Activity has been slow to pick up after Christmas, with 2,426 new contracts signed in the first two weeks. (This period includes December 30, adding an extra day of the holiday break compared to last year.)

Some counties, however, are bucking the trend. In Vigo County, new pending contracts rose 13% during the second week of the year, bringing the county close to matching its 2024 pace through the first two weeks.

Allen County also showed growth, with 95 new contracts compared to 85 last year. The three-week average there is now slightly ahead of the 2024 pace.

Elkhart County saw an increase in pending contracts during week two compared to last year. However, on a three-week basis, activity remains slower than in 2024. Meanwhile, Bartholomew County experienced a modest uptick in week two and is matching its 2024 pace on a three-week average.
