Hendricks, Hamilton, and Boone counties hold the top three spots on IAR's Market Heat Index this week, all scoring above 45 out of 100. The index combines three factors for each county: days on market, sale-to-list price ratio, and the ratio of new pendings to new listings over the past three weeks. A higher score means faster sales, stronger offers, and demand that's keeping pace with incoming supply.
#1 Hendricks County. Hendricks tops the state this week on the strength of its demand-to-supply flow: about 84 new pendings against 77 new listings over the past three weeks, a ratio above 1.0 that means buyers are absorbing homes faster than they're hitting the market. Sellers are getting 97.2% of asking price on average, and half of homes are moving in under 18 days.
#2 Hamilton County. Hamilton's calling card is speed. At a median of 12 days on market (among the fastest in the state) homes are going under contract before many buyers even have a chance to schedule a second showing. New pendings and new listings are nearly matched at 178 to 183, meaning virtually everything coming to market is finding a buyer within a three-week window.
#3 Boone County. Boone is the smallest market of the three, with about 39 new pendings against 37 new listings, but the story is the same: demand is absorbing new inventory as fast as it arrives. Sellers here are averaging 97.7% of list price, the highest of the top three.
