Listings are Outpacing Last Fall in These ZIP Codes

For this week's #MondayMap, we find ZIP codes in each of Indiana's largest metros where listings have grown year over year in the past three weeks.

Indianapolis


Listings are growing in most northern and western suburbs, but the strongest growth is coming from within Marion County. ZIP codes 46239 and 46203, on the Southeast Side, are up about 50% compared to these same three weeks last year. North of downtown, areas like Rocky Ripple, Riverside, Mid-North, and Martindale Brightwood have 30%-50% more listings than last fall. Outlying cities and towns, like Noblesville, Franklin, Martinsville, and Shelbyville, also top the list.

Northern Indiana

In much of Northern Indiana, listing growth is concentrated outside city centers. In the South Bend area, listings are about 30% higher than last fall in ZIP codes 46628 and 46544 (northwest and southeast of the city). In Northwest Indiana, listings are lower in Gary but higher in Lake Station, Schererville, and Munster.

Fort Wayne


Listing growth in Fort Wayne is mostly downtown and on the north side of the city. North of the Maumee River, 46805 has almost 40% more listings than last fall, while 46825 (north of Coliseum Boulevard) is growing at a similar pace.

Evansville


Listings in Newburgh are 40% higher than last fall. While there are fewer listings in the western suburbs, these ZIP codes are all showing strong growth as well. The three western-most ZIP codes averaged less than 20 listings per week over the last three weeks, but they are all more than 30% higher than last fall.

Louisville


Listings are down in New Albany, but growth increases as you move east along the Ohio River. On the east side of Jeffersonville, 47130 has 15% more listings than last fall. Near Charlestown, 47111 has more than 25% year-over-year growth in listings.

Slightly lower interest rates and years of pushing off the decision to sell have led to more listings this year. For buyers looking to take advantage of a favorable fall market, these are the communities in each region where fall listing growth is strongest.
