Pending contracts may be posted to an MLS system after their pending date. Historically, 81% of listings are posted within three days and 92% within seven days. A listing that goes pending more than once in a month now counts once per pending, rather than once for the month. Expected values were refit in August 2026 and now align to the month they describe. Geography notes: New construction, and listings handled by an MLS outside this county's association, are now counted here. Figures are higher than previously published. All history has been rebuilt on the current method, so the trend is consistent throughout.
